Your purchase. Your questions.
Understand your options, your agent’s role, and how Buyer Concierge works.
Both options include home search, the SODL buyer portal, licensed SODL brokerage support, and transaction coordination. The difference is the agency relationship and the level of personalized agent involvement.
Standard ($3,000) is a facilitator/non-agency experience. You direct your search and offer decisions, with tours arranged through third-party showing agents. Buyer Concierge ($6,000) provides full buyer representation with a dedicated SODL agent for property guidance, home tours, offer recommendations, and agent-led negotiations.
Your dedicated SODL agent helps you evaluate properties, consider pricing and offer terms, and develop an offer strategy. Your agent negotiates on your behalf under your direction, including inspection-related negotiations, and works with the transaction coordination team through closing.
You remain in control of which home to pursue, what to offer, and which terms to accept. The representation agreement defines the relationship and service terms.
With Buyer Concierge, home tours are handled by your dedicated SODL agent, who gets to know your priorities as your search progresses. With Standard, tours are arranged through a third-party showing agent platform, so the agent opening the door may vary by appointment.
Concierge includes showing services in its fee. Standard uses a per-showing charge model. Tour appointments depend on property access and scheduling availability.
Buyer Concierge has a $6,000 service fee. Standard has a $3,000 platform fee, with applicable showing charges. The comparison above outlines the services included in each option.
Before you get started, review the available buyer-side compensation, how the service fee will be paid, and your written agreement with SODL. Your consultation is the place to confirm those details for your purchase.
The potential credit is the eligible buyer-side commission remaining after the SODL fee and any applicable charges. In the example above, a $500,000 purchase with $15,000 in available buyer-side commission leaves $12,000 after the Standard fee, before showing charges, or $9,000 after the Concierge fee.
These are illustrative amounts, not guaranteed credits. Actual compensation, credit eligibility, lender limits, and transaction costs determine the final amount. Review the proposed credit with SODL and your lender or closing team before relying on it.
Do not assume every property offers enough buyer-side compensation to cover the service fee. Ask your SODL agent to review the available compensation and your agreement before you make an offer.
Your written terms and the transaction will determine any amount you may be responsible for and whether a credit is available. The $9,000 example above does not apply to every purchase.
No. You can reach out while you are exploring, speaking with a lender, already preapproved, or planning a cash purchase. Select the financing status that best fits your situation in the form below.
If you need a lender introduction, let us know. Your consultation can help identify the next steps to prepare for your search and an offer.
Yes. Let your SODL agent know which lender you are working with so the team can coordinate the financing timeline and discuss any proposed buyer commission credit with the appropriate parties.
If you have not selected a lender, you can request an introduction. Financing and credit eligibility still need to be confirmed for your specific transaction.
Tell us whether you are speaking with an agent or have signed a buyer agreement. If an agreement is already in place, that needs to be understood before discussing next steps with SODL.
Requesting a consultation does not cancel or replace an existing agreement. You can use the notes field to explain your situation without uploading documents.
Yes. Select “Yes” or “Possibly” when the form asks whether you also need to sell a home. The first conversation can cover both sides of your move and how the timelines connect.
Buyer Concierge and Seller Concierge are separate services, each with a $6,000 fee. Your team can discuss the options for each transaction, including Standard, so you can choose the support that fits.
You retain access to the SODL buyer portal while your dedicated agent provides proactive transaction updates. Your agent helps you understand the next steps, deadlines, and decisions that need your attention.
Concierge offers expanded agent availability compared with Standard business hours. Discuss your preferred communication method and scheduling expectations during the consultation.
A SODL team member will follow up using your preferred contact method to discuss your home search, answer questions, and arrange a consultation. You do not need to know your exact location or moving date to start the conversation.
Submitting an inquiry does not enroll you in a paid service or establish an agency relationship.
