Most updates can be submitted directly through your Seller Portal, giving you visibility and control over your listing from anywhere.

Once an offer is accepted, SODL helps coordinate inspections, contingencies, title work, disclosures, financing milestones, closing timelines, and communication between all parties. You'll be able to track progress, review documents, and stay informed every step of the way through your Seller Portal, from accepted offer to closing day.

Buyers schedule showings through the MLS and approved showing services, and you'll receive real-time notifications of every request. You can set minimum notice requirements, block out dates and times, and customize your showing preferences when your listing is created. All requests, confirmations, and feedback are managed through your Seller Portal, giving you complete visibility and control throughout the process.

SODL invests real money into every listing, including professional photography, a 3D virtual tour, floor plans, custom signage, MLS setup, compliance review, and marketing preparation. If a listing is canceled or expires without selling, the seller will be invoiced a $1,500 fee to help offset a portion of those costs.

The good news is that you own the professional photography, 3D virtual tour, and floor plan content created for your property and may reuse those assets however you'd like. In addition, if you decide to relist your home with SODL in the future, the $1,500 fee will be credited toward your $3,000 listing fee at closing.

This approach allows SODL to offer professional marketing and flat-fee pricing while remaining aligned with sellers who are committed to bringing their home to market.

To help offset the need for open houses, every SODL listing includes a professional 3D virtual tour and 2D floor plan. This allows buyers to explore your home from the comfort of their couch, understand the layout, and determine whether the property is a good fit before scheduling an in-person tour. Buyers don't have to rearrange their weekend or rush across town to make it to a two-hour open house window on a Sunday.

Our focus is on professional marketing, digital exposure, immersive online experiences, and qualified private showings that help serious buyers make informed decisions.

Transparency is a core part of the SODL experience. Inside your Seller Portal, you'll have access to an estimated proceeds calculator that helps you understand your potential net proceeds based on your sale price, mortgage payoff, buyer agent commission, taxes, title fees, and other anticipated closing expenses.

As your transaction progresses, estimates can be updated to reflect changing circumstances and provide a more accurate picture of your expected proceeds.

Before closing, the title company will prepare an official settlement statement detailing all credits, debits, fees, commissions, taxes, and closing costs associated with the transaction. Every expense is itemized, giving you complete visibility into where every dollar is going before you sign.
