Yes. SODL is a licensed real estate brokerage in Minnesota. Every transaction is handled by a Minnesota-licensed SODL agent, and every listing is on the MLS. The technology makes the experience better — it doesn't replace the licensed professionals legally required to broker a real estate transaction.
You get a real, dedicated SODL agent — one agent assigned to your transaction, from first tour to closing. They tour homes with you, run comps, write offers, negotiate on your behalf, and attend closing. The difference is how they're paid: flat compensation rather than a percentage of the sale price.
Your credit is the buyer-side commission the seller offers, minus SODL's flat $3,000 platform fee. The exact amount depends on the commission offered on the home you buy, and the credit must be approved by your lender to appear on your Closing Disclosure. We show you the math before you write an offer — no surprises at closing.
Most lenders allow buyer credits up to a limit set by loan type. Your SODL agent works directly with your lender early in the process to confirm how your credit will be applied — cash back at closing, reduced closing costs, or a rate buy-down.
Two ways. On the sell side, our flat $3,000 covers marketing, MLS listing, transaction management, and agent time — profitable because we've built technology that does the coordination work a traditional brokerage does manually. On the buy side, we charge a flat $3,000 platform fee per transaction. We make money on volume and efficiency, not by taking a percentage of your home's value.
Professional photography, MLS syndication across Zillow, Redfin, Realtor.com, and others, pricing guidance, offer review and negotiation, transaction management, and a licensed SODL agent attending your closing. What it doesn't cover: the buyer-side commission you choose to offer, which is still a factor in how your home sells — though you decide the amount.
