General
SODL is a technology-driven real estate platform and licensed brokerage that makes buying and selling a home simpler and more affordable. Our platform gives consumers greater control over their transactions while providing professional services, transparent pricing, and licensed brokerage support. Choose our self-directed Standard experience or SODL Concierge for dedicated agent representation.
SODL offers four straightforward service options:
- Buy Standard: $3,000

Standard services provide a technology-driven, facilitator-based experience. Concierge includes dedicated agent representation and personalized support. Other transaction expenses may apply.
Yes. SODL LLC is a licensed real estate brokerage in Minnesota and Wisconsin. Our platform combines modern technology with professional brokerage services, transaction coordination, and compliance oversight. Service availability may vary by location.
Selling
SODL Standard includes professional photography, a 3D virtual tour, a 2D floor plan, custom yard signage, MLS exposure, showing coordination tools, offer delivery, document preparation, and transaction coordination. Sellers also receive access to SODL's online dashboard and estimated proceeds calculator.
Standard is a facilitator/non-agency service. You remain in control of pricing, negotiations, and transaction decisions.
Yes. SODL places eligible listings in the applicable Multiple Listing Service (MLS), where property information can be distributed to participating real estate websites, including major home search platforms such as Zillow and Realtor.com. Publication timing and display are determined by each website.
Absolutely. With SODL Standard, you determine your listing price, review offers, and make your own negotiation decisions. SODL provides property information, transaction tools, document preparation at your direction, and compliance oversight.
If you'd prefer professional pricing recommendations and an agent negotiating on your behalf, SODL Concierge provides full seller representation.
No specific buyer-broker compensation is required. Compensation is negotiable, and sellers can decide whether to offer it and how much, subject to applicable agreements and rules.
SODL's flat listing fee is separate from any buyer-broker compensation, seller concessions, or other closing expenses.
If your home doesn't sell, your listing agreement determines what happens next. Under SODL Standard's current terms, a $1,500 fee may apply if the listing is canceled or expires. That amount may be credited toward a qualifying future relisting with SODL.

Buying
With SODL Standard, you can search for homes, schedule tours, review property information, and direct the preparation and submission of offers through our platform.
Standard is a facilitator/non-agency service. SODL helps coordinate the transaction and prepare documents at your direction but does not provide buyer agency representation, negotiation advice, or personalized recommendations.
Buyers who prefer full representation can choose SODL Concierge.
SODL's Standard buying service costs $3,000. When SODL receives buyer-side compensation exceeding its agreed fees and applicable charges, the eligible remaining amount may be credited to you at closing.
Credits are subject to lender requirements, available closing costs, applicable rules, and the transaction's compensation arrangements.
With SODL Standard, licensed third-party showing agents conduct property tours. Your first showing is free. Showings 2 through 11 cost $50 each, with up to $500 credited toward your closing charges. Additional showings cost $100 each and are not credited.
With SODL Concierge, a dedicated SODL agent conducts your tours, provides personalized guidance, and represents you throughout the buying process without separate per-showing charges.
SODL Concierge
SODL Concierge is our $6,000 full-representation service for buyers and sellers who prefer dedicated agent support.
Buying Concierge: Work with a dedicated SODL agent who provides personalized property guidance, conducts showings, assists with offers, negotiates on your behalf, and supports you through closing.
Selling Concierge: Receive full seller representation under an Exclusive Right to Sell agreement. Your dedicated agent provides pricing recommendations, personalized Zoom consultations, listing paperwork guidance, enhanced marketing, offer analysis, negotiations, and transaction support.
Concierge combines the personal service of a traditional real estate agent with SODL's modern technology and transparent flat-fee pricing.
