How it works
SODL Boost handles the planning, funding, and management of your pre-sale improvements. Your only job is to approve the plan and collect the proceeds.
Share your goals. We assess your home and identify high-impact updates that will move the needle on your sale price.
We design a targeted plan based on your home, timeline, and market — focused on the updates that return the most at closing.
SODL handles permits, vendors, and timelines upfront. You stay in the loop with updates throughout — no surprises.
Your home hits the market positioned to sell faster and for top dollar. All costs are deducted from proceeds at closing.
Pay at closing — no interest, no hidden fees
All renovation costs are deducted directly from your sale proceeds the day you close. Nothing comes out of your pocket before that.
Services offered
Nearly every home can benefit from targeted improvements before listing. SODL Boost covers cosmetic updates, major systems, exterior work, and more — focusing on changes that return the most at the closing table.
Need something not listed? We've got you covered — reach out and ask.
The no upfront cost model
SODL Boost funds all renovation costs upfront. When your home sells, the total renovation amount is deducted directly from your proceeds at the closing table — before the check is cut to you. There is no interest charged, no monthly payments while you're listed, and no hidden fees.
If your home doesn't sell or you cancel the listing, equal monthly payments begin over a 12-month period. Financing options are also available through a third-party lending partner.
Before listing
SODL funds 100% of renovation costs — you pay nothing out of pocket
While listed
No monthly payments. No interest accruing. Your home is on the market.
At closing
Renovation costs are deducted from your proceeds. That's it.

We handle it all — so you don't have to. Nearly every home can benefit from some level of improvement before hitting the market. From essential repairs to impactful upgrades, we do it all: painting, deep cleaning, kitchen remodels, basement finishes, new flooring, landscaping, junk removal, roof replacements, siding updates, and more. Our focus is always on the projects that will make the biggest difference in your home's presentation and sale price.
Most projects are completed within 2 to 6 weeks, depending on the scope of work. We prioritize speed and efficiency to get your home on the market as quickly as possible. You'll stay informed every step of the way with timeline updates through our software system. Please note that timelines may shift depending on the materials selected and any unexpected delivery delays.
SODL Boost works with a trusted network of subcontractors, tradespeople, and project managers to complete every project. We carefully vet and oversee all professionals involved to ensure consistent quality, accountability, and peace of mind.
We get it — life happens. If you cancel or the listing expires, you'll begin making equal monthly payments over a 12-month period for the renovation costs. We also offer financing options if you need more flexibility. SODL reserves the right not to relist the property if the original listing failed due to unrealistic pricing and the homeowner chooses not to adjust the price accordingly.
Absolutely. We collaborate with you to prioritize the projects that make the most sense based on your goals, timeline, and budget. We provide expert recommendations, but you make the final decisions.
With SODL Boost, you don't pay anything until closing, and we manage the entire process from start to finish. As a licensed contracting company, we provide professional oversight with no upfront costs, no chasing quotes, and no managing crews — just a smoother path to a more profitable sale.
It depends on the scope of the project. For general maintenance, flooring, or bathroom updates, most homeowners can comfortably remain in the home. For kitchen remodels or major overhauls, it's usually best to temporarily move out. Most homes don't require major renovations — just the right updates to make a strong market impression.
We ask that homeowners list within two weeks of the project's completion. This ensures your property hits the market while the improvements are fresh and aligned with current selling conditions.
No — we get it. Sometimes a great renovation is all it takes to fall back in love with your home. If you decide not to list within two weeks of completion, you'll begin making equal monthly payments over a one-year period to repay the renovation costs. You can also apply for financing through our third-party lending partner if you need additional flexibility.
Yes. Once both parties electronically sign the contract, the renovation price is locked in. It only changes if the homeowner adds or removes services, or if an unexpected issue is discovered during renovation — in which case a Change Order must be signed by both parties.
No. You're free to list your home with any brokerage of your choice. That said, SODL offers a full-service listing for just $3,000 — a flat fee that helps you keep more of your profits when your home sells.
Not at all. We remain competitive with other contractors in the market, especially when you factor in the convenience, project management, and zero upfront costs we provide. Our goal is to maximize your home's value and streamline the process — not to overcharge.
