SODL Certified is our pre-listing inspection and repair program designed to give homeowners peace of mind and provide buyers with complete transparency. Before your home hits the market, we coordinate a full third-party home inspection. Our licensed contractors can take care of any necessary repairs — and you don't pay for the inspection or the repairs until closing.

We upload both the inspection report and a list of completed repairs directly to your listing, helping reduce surprises during the buyer's inspection period and building trust with potential buyers.

If you choose to make repairs, SODL Boost covers the cost. You pay nothing until closing.

Inspection and repair costs are deferred until closing. If you don't sell within two weeks of the inspection, an invoice is sent for the inspection cost only.

Who pays for the inspection and repairs?

You don't pay anything upfront. The cost of the inspection and any repairs you choose to complete through SODL Certified are deferred until closing — or rolled into monthly payments over 12 months if you don't end up selling.

Can I use my own inspector?

SODL Certified works exclusively with trusted third-party inspection partners to ensure consistency and neutrality. We're happy to share reports with you and walk you through every detail.

What if the inspection reveals something major?

You'll receive a full report and can decide how to proceed. We'll provide estimates for repairs, and you choose what to fix. Buyers will be able to view both the original report and a summary of completed repairs.

Is this required to list with SODL?

Nope — completely optional. That said, we highly recommend it. Certified homes tend to perform better on the market, attract more serious buyers, and reduce stress for everyone involved.

Do I have to use SODL Boost to complete repairs?

Nope, but it's the most convenient option. With SODL Boost, you don't pay until closing, and we handle everything start to finish with our licensed contractors.

Do I have to list my home after the inspection?

Not right away — but if you decide not to list within two weeks of the inspection, we'll send you an invoice to pay for the cost of the inspection. The inspection report is yours to keep. If you used SODL to make repairs, you'll begin equal monthly payments for up to twelve months to cover the cost.

How long does the inspection take?

Depending on the size and condition of your home, the inspection usually takes between 1 to 3 hours. You'll typically receive the full inspection report by the next business day.

How much does the inspection cost?

Depending on the size of your home, the average rate is $470–$525. When you fill out our scheduling form we'll give you an exact amount based on your square footage before you give us the green light to proceed.

Is the inspection shared with buyers?

The inspection report belongs to you. You choose if and when it's shared with buyers. Many sellers opt to share it upfront to build trust and reduce surprises during negotiations, but it's entirely your decision.

Does this reduce buyer inspection requests?

Often, yes. Providing a pre-listing inspection gives buyers clarity before making an offer, which can reduce the scope of buyer inspections, shorten inspection timelines, and limit renegotiations. Buyers may still inspect, but there are typically fewer surprises.

Does this help my home sell faster or for more money?

It can. Homes with fewer unknowns tend to attract more confident buyers, experience fewer contract issues, and move more smoothly through escrow. Addressing issues upfront can also help justify pricing and reduce last-minute concessions.

What happens if I choose not to fix certain items?
