Then there is the ground. It is essentially all timber, rolling Blue Hills terrain, with several maintained trails already cut and seven deer stands already hung. Someone has been working this place, not just owning it, and they have owned it for fifteen years. Two ponds hold water and pull wildlife through. Whitetail deer, bear, turkey, and small game use this kind of cover, and the trail network means a new owner can hunt it the first fall without spending a season figuring out how to move through it. The timber is not enrolled in Managed Forest Law, so a buyer is free to manage, harvest, or enroll it on their own terms. Around the buildings there is extensive perennial landscaping and a raised vegetable garden, and the whole thing sits at the end of a gravel road with timber standing from the road back to the improvements. Rice Lake is a short drive for groceries, fuel, and medical, and Christie Mountain is fifteen to twenty minutes out for downhill skiing.
